- We receive instructions from you or your agent and forward you our client care letter detailing our costs and Property Information Forms and a Fixtures and Fittings Form for you to complete.
- We obtain the Title Deeds and Lease from you or your mortgage lender. We also request your existing lender provide us with a redemption statement detailing the amount owed on your mortgage.
- We obtain up to date office copies of your property from the Land Registry.
- We send the Contract Package to your Buyers Solicitors.
- We deal with any pre contract enquiries raised by your Buyers Solicitors.
- You attend our offices to sign the contract and to agree the deposit that you will accept from your Buyers on exchange.
- Exchange of Contracts. We first agree you moving date with your Buyers Solicitors. You are legally bound to complete on this date. Your estate agents will forward his commission bill to us to be paid on completion. Your Buyers Solicitors will forward their deposit to us to be held pending completion. We will telephone you to confirm that we have exchanged.
- We will approve the Transfer Deed forwarded by your Buyers Solicitors
- You will sign the approved Transfer Deed prior to completion.
- We will confirm completion requirements with the Buyers Solicitors regarding the collection of keys etc.
- We will forward a completion statement to you prior to completion showing the breakdown of costs and disbursements payable on completion.
- Completion takes place. We will receive the purchase funds from your Buyers Solicitors and then phone you to confirm you have completed. We will then contact your estate agents to release the keys to the property to your buyers.
- You can relax: it is now all over!! We will discharge any outstanding mortgages on the property, pay your estate agents their commission and forward you the surplus funds due to you.
