- We will receive your instructions and forward a client care letter detailing our costs to you. We will request £250.00 on account for the cost of initial searches. This is a standard practice of all firms.
- Upon receipt of the requested £250.00 from you we will submit search requests to the appropriate local bodies for information regarding your property.
- Upon receipt of the Contract Package from your Sellers Solicitors we will raise any additional enquiries we have with them.
- Upon receipt of the results of your mortgage offer and our searches and enquiries we will formally report to you. You will then sign the appropriate documents and provide us with your deposit.
- Exchange of Contracts. We will agree a completion date with your Sellers Solicitors and forward your deposit to them. We will contact you by telephone to confirm instructions and exchange.
- We will draft the Transfer Deed and forward this to your Sellers Solicitors for approval. Where a mortgage is required we will formally request released of your mortgage advance in time for completion.
- We will make our pre completion searches of the property.
- We shall attend you to sign the transfer and issue you with a completion statement showing the costs and disbursements you will incur on completion.
- Completion. We will send your Sellers Solicitors the balance of the purchase price. We will notify you that we have completed and that you can pick up the keys.
- We shall deal with post completion matters such as stamp duty land tax and registration of your property.
